Just trying to understand your logic…… Do you honestly think if you opened a real estate agency with that pay model that you would survive? I mean you are either taking all the risk for little to no reward or you have to hire monkies as the face of your business who are willing to work for peanuts…… And how about the buyers, do they no longer pay a fee?
In the UK, buyers don't pay a fee to estate agents. Never have done, in my lifetime.
I wouldn't open a estate agency on any business model.
What massive cut for the estate agent? If they price their hourly charge out rates to include an element of profit (as every hourly charge out rate profession does), why would they lose money?
With the bill being paid on completion. If no sale, then the potential seller pays the bill, when he wants to move agents or take the house of the market.
Just because you charge your services, why do you have to pay peanuts. I believe lawyers, accountants etc, earn quite decent wages, with their work being charged on an hourly, not percentage basis.

I live in California, that is the labour laws out here, It was an example..,,, I’m sure they exist where you live too.
So charge the seller the hourly fee, so the buyer pays nothing.

PS, I dread to think of anything the Yanks do being adopted here. My experience of them in business is that they will do their best to scour as much cash out of vendors and buyers alike to the disbenefit of both.

We can legally work 90 hours a week if manage to get a 3 hour break in, something easy if driving containers or going to RDC’s.
There is a reason you see class one jobs advertised for over a grand a week.

He would have got lucky finding someone to offer more for your place and lets not hide the fact he would have no hesitation dropping you and giving special preference elsewhere had he found someone willing to pay more for the house you were after.
Anyway, recruitment agents are another level to this lot. Fucking can't stand them.

Labour laws dictate that overtime has to be paid if someone works more than 8 hours per day or 40 hours per week, paid at time and a half.,,, plus you cannot work more than 5 hours without a meal break……will cost the buyer a lot of money they have to pay before they even find a place….. And how about the owner of the business how does he get paid? Who gets the big pay cut?
You don't charge buyers, you charge the house owner. The business owner factors in his profit, in the hourly rates he charges him and his staff out at, like any other profession that charges an hourly rate.

It's like every industry on the planet - there are shit ones and there are brilliant ones. If you're selling a bog standard estate house where there are countless examples of similar recent sales then a fixed rate agent makes perfect sense. Sell something bigger and unique and you'd be mad not to use a good agent. In Branded's example below, a good agent selling £2m house in a sellers market could easily achieve 5% more, covering a 0.75% commission and then some.
Recently spoke to someone who was lording it about how they used Purple Bricks and they sold in under a week when even with my limited knowledge I know they were on the market at a minimum of £15k under market value.

Fact is they only get paid if a deal closes, there are countless hours of work where they earn nothing.
That's why I said they should charge an hourly rate, as plenty of other professions do. They should charge when they don't make a sale. Rather like lawyers getting paid, even when the case goes against their clients.

They don’t receive a wage, if they do it’s minimal….. They make their money for having the balls to go find clients and take a risk of getting paid nothing.
